What You Need To Close

Ready to close? Don’t forget these essentials on your closing day:

  1. Avoid wire fraud scams:
    BEWARE OF WIRE FRAUD SCAMS. ALWAYS CALL MY OFFICE AT 803-366-2012 TO CONFIRM WIRE INSTRUCTIONS BEFORE SENDING A WIRE TRANSFER.

    If you receive any emails, phone calls or other communications asking you to wire funds, you MUST call my office, being sure to first verify the phone number through an independent source, to verify wire instructions. My office will also never contact you to “change” our wire instructions. My office accepts no responsibility for wires sent without proper verification of our wire instructions via secure method.

  2. Identification:
    Bring your current, non-expired government-issued photo ID, such as driver's license or passport.

  3. Funds (arranged in advance):
    Funds due from you at closing must be in the form of either wire transfer, or in some cases we can accept a certified/cashier check for amounts under $5,000.00. We will coordinate this with you prior to closing.

Who must attend closing:

  • For the buyer or borrower in a refinance or line of credit closing, everyone who is or will be on the deed/title to the property and anyone who is on the loan must be at the closing.

  • For North Carolina property, legal spouses must also attend closing to sign closing documents. If any of these people will be unable to attend closing, please contact me well in advance of closing to make other arrangements.

  • For sellers, everyone who legally owns the property must be at the closing, or must make alternate arrangements with our firm well in advance of closing. If an owner of the property is now deceased, please contact my office as soon as possible to discuss. In many cases certain probate estate procedures must be completed before you can sell the property.

  • Sellers of North Carolina property must always bring their legal spouse to the closing. If any of those people will be unable to attend the closing, please contact me well in advance of closing to make alternate arrangements for that person to sign.

NOTICE TO SELLERS OF NORTH AND SOUTH CAROLINA REAL ESTATE:

Please contact my office immediately if you are not a US Citizen or legal resident, OR if you are not a legal resident of the state in which the property is located. Certain non-resident withholding taxes may need to be withheld from your proceeds at closing, unless you qualify for an exemption.

You would need to consult with your tax advisor and my office prior to closing to determine if the tax will apply and to calculate the amount to be withheld. In this regard, please note my office does not provide tax advice.
